Median Home Value comes from Zillow's Home Value Index (ZHVI) for all-homes, mid-tier — the smoothed monthly index of typical home values.
Annual Rent is monthly ZORI (Zillow Observed Rent Index, all-homes, not seasonally adjusted) × 12.
Signal: BUY (yield > 6.7%, traditional cash-flow market), NEUTRAL (5% – 6.7%), RENT (yield < 5%, appreciation-driven market).
