Methodology & data sources
Composite score is a weighted average of four pillars, each rescaled to 0–100 via percent-rank across all U.S. metros:
• Housing (30%) — 12-month ZHVI change (Zillow Home Value Index, mid-tier, all homes).
• Employment (30%) — year-over-year non-farm payroll growth (BLS CES, metro CBSA).
• Migration (20%) — net domestic in-migration returns (IRS SOI, county-to-metro aggregation).
• Safety (20%) — inverted FEMA disaster recency-weighted risk score; higher = lower risk.
A metro's composite is NULL if any pillar is missing for that market; component scores are still displayed so you can see what's known. Refreshed monthly.
